If your gutters are cracking, pulling away from the fascia, overflowing regularly despite being clean, or showing visible rust and holes — it is time for replacement. Kansas City's hail storms and heavy rain speed up gutter wear. If yours are old or show several of the signs below, replacement is often more cost-effective than ongoing repairs.
Sign 1: Cracks, Holes, or Rust Spots
Small cracks seem minor but expand rapidly with KC's freeze-thaw cycles. Water escaping through cracks runs down the fascia board and siding, causing rot and staining. A single cracked section can often be patched, but multiple cracks across the gutter run indicate end-of-life material failure.
Rust spots on steel gutters indicate the protective coating has failed. Once rust begins, it spreads and the structural integrity of the gutter section is compromised.
Sign 2: Gutters Pulling Away From the House
Gutters attach to the fascia board via spikes or gutter hangers. When gutters sag or pull away from the house, the fasteners have either pulled through the fascia (indicating rot) or the gutters have become too heavy from debris and water accumulation. This is a critical failure — gutters that are not securely attached cannot perform their drainage function.
Sign 3: Peeling Paint or Staining on Siding
Water escaping from faulty gutters runs down the exterior wall repeatedly. This causes paint to peel, siding to stain, and wood elements to rot. If you see vertical staining stripes below your gutters on your siding or fascia, the gutters are overflowing or leaking at seam joints.
Sign 4: Water Damage Around Foundation
Walk your foundation perimeter after a heavy rain. Pooling water close to the foundation, erosion channels in the soil, or mulch that gets displaced regularly all indicate gutters are not draining water far enough from the house. In Kansas City's clay-heavy soil, foundation water intrusion is a serious risk — clay expands when wet and contracts when dry, putting continuous pressure on foundation walls.
Sign 5: Sagging or Uneven Sections
Gutters need a slight, steady slope toward the downspout. Gutters that sag in the middle or have flat sections collect standing water. Standing water accelerates corrosion and provides a breeding ground for mosquitoes. After a KC hail event, check for sections where hail impact has bent the gutter profile out of its proper shape.
Sign 6: Mold or Mildew Near the Foundation
Persistent moisture near the foundation supports mold and mildew growth on the exterior walls, in window wells, and in basement spaces. If you notice mold on the lower sections of your siding or foundation walls, overflowing gutters are a likely contributor.
Sign 7: Your Gutters Are Getting Old
How long gutters last depends on the material, the installation, the maintenance and the storms they see. Seamless aluminum generally outlasts sectional steel and vinyl, and copper lasts longest but costs the most. If your gutters are old, even with no obvious failures yet, it is a good time to have someone assess whether replacing them before a problem occurs makes sense.
